If you are serious about finding super-bargain property deals by direct contact marketing (aka door knocking) it’s important to understand that most real deal are not made by merely “tagging” the door by quietly tapping on the door or screen or maybe ringing the doorbell.
Bread and soft drink distributor route salespeople go from store-to-store delivering their product however the job is so designed that the delivery person does not really have to make much or an effort to reach out and contact the principal (store buyer, in this case) let alone persuade anyone do much more than permit them to set up a display.
I’ve made serious (meaning $100K+ profit paydays) by working hard to reach out, locate, connect with and close people who own properties and notes as well as fractional interests (heirs) only by drilling down and making a concerted effort to either get them to answer the door like a fireman who’s responding to a neighbor’s report or researching the heck out of the person to find them…dead or alive!
If the property appears vacant, check utility meters. Are they turned on? If off, is there a turn-off date with a last name? Are any meters missing (aka “pulled meters”)?
Talk to neighbors. Get their stories and learn the back story by talking to long-time residents. Ask multiple sources. Did the owner have children or other relatives or friends that occasionally visited? Church or social clubs?
You can confirm these ‘leads’ like a TV police detective by doing other research including checking for incarcerated persons and seniors in local nursing facilities.
